SEPTIC PERMITS

What Does a Septic Permit Cost in Fannin County, GA?

New septic systems in Fannin County: the Environmental Health fee by square footage, what the application needs, and how it fits a cabin or home build.

Public utility rates and government fees, not plumber prices.

Who permits septic systems in Fannin County?

Fannin County Environmental Health permits on-site sewage management systems, the state's term for septic systems. It is part of the North Georgia Health District, and the district notes that while its offices work within the counties, Environmental Health is a separate agency from other county departments. Evaluating property for a septic permit is one of its core jobs.

That matters for planning. A building permit from the county does not cover the septic system, and the septic permit generally needs to be in hand before a new home gets far. If you are buying land for a cabin, the septic question comes before the floor plan.

How is the new-system fee calculated?

The Fannin County Environmental Health fee schedule, approved by the Board of Health and the County Commission in 2023, sets the fee for a new residence's sewage system inspection and site evaluation by the total square footage of the residence and garage combined, finished or unfinished. A footnote on the schedule makes that definition explicit, so a large unfinished basement or garage counts.

The steps run from the smallest homes to the largest, as shown below. These are health department fees only; the installer's price for the system is separate.

What does the application need?

The department's checklist for an on-site sewage management system application asks for directions to the property, the type of water supply (public water, an individual well, or an approved well or spring), the type of residence, the number of bedrooms, whether the basement has plumbing, whether the home will have a garbage disposal, the lot size, and the subdivision and lot number if any. If the home will connect to public water, the checklist asks for verification from the city, such as a letter or a copy of the tap fee.

Along with the signed application, the checklist asks for a copy of the property plat with a sketch showing the proposed house, driveway and sewer stub-out, including the location of neighbors' wells or springs; a surveyed plat with the flood plain marked if the property is near a river or stream; a copy of the house plan; and the house corners staked at the site.

It also requires a soil evaluation report by a soil classifier or a Level II inspector, property lines marked by a surveyor, and a sign at the road with the owner's or applicant's name so the inspector can find the lot. The department asks applicants to call once those requirements are met.

Why do soil reports and site marking matter so much here?

Mountain lots vary a great deal in soil depth, slope and rock. The soil evaluation determines whether a conventional system will work and how large the drain field must be. A lot that looks generous on a plat may have only a small area suitable for a drain field once slope, setbacks from wells and streams, and the house footprint are accounted for.

Marking the property lines, the house corners and posting a sign lets the inspector evaluate the actual site rather than a drawing. Missing items slow the process, so check the list before you call.

How does the bedroom count and garbage disposal question affect the system?

Septic systems are sized for expected wastewater flow, and the number of bedrooms is the usual proxy for how many people will live in or stay at a home. That is why the application asks for it. A garbage disposal adds solids to the tank, which can affect the design and how often the tank needs pumping.

For short-term rental cabins, be candid about the expected occupancy. A system sized for a two-bedroom cabin may struggle if the property routinely sleeps more people than that.

What if I am adding onto a home that already has septic?

An addition or modification to a residential sewage system has its own fee line, and an existing system evaluation is priced separately depending on whether the septic system is being modified. The septic repair guide lists those fees and explains when an evaluation is needed.

Adding bedrooms can trigger a review of whether the existing system is large enough. Ask Environmental Health before you finalize plans.

How long does a septic permit take?

That depends mostly on how complete the application is when it arrives. The checklist exists so that the inspector can evaluate the site on the first visit. Have the soil report, the marked lines and corners, the plat sketch and the road sign in place before calling, and ask the office about current timing.

How does a plumber fit into a septic project?

The plumber handles the house side: drain, waste and vent piping inside the home and the building sewer out to the tank. The septic installer handles the tank and drain field. On a new build, the two need to agree on where the stub-out leaves the house and at what depth, which is why the application sketch asks for the sewer stub-out location.

When requesting quotes, mention the septic permit status and share the approved layout. It helps the plumber price the building sewer correctly.
