Why do pipes freeze so often in Fannin County homes?
Many homes and cabins around Blue Ridge are built into slopes with vented crawl spaces, open undersides or walk-out basements, and many have supply lines running along exterior walls. Cold air moving through a crawl space can freeze a pipe even when the house above is warm. Wind makes it worse, and the north side of a house on a ridge takes the brunt.
Water expands as it freezes. The ice itself rarely bursts a pipe where it forms; the pressure builds between the ice and a closed faucet, and the pipe splits there. That is why a pipe can freeze in the crawl space and burst inside a wall, and why the leak often appears only when the line thaws.
What should I do before a hard freeze?
Insulate exposed pipes in crawl spaces, attics, garages and along outside walls with foam pipe insulation, paying attention to elbows and valves. Close crawl-space vents during cold snaps if the house design allows it, and seal gaps where cold air gets in. Disconnect garden hoses and shut off and drain outdoor spigots that do not have frost-free valves.
On the coldest nights, open cabinet doors under sinks on exterior walls so warm air reaches the pipes, and let a faucet on the coldest run drip slightly. A slow drip relieves pressure even if ice starts to form. Keep the thermostat steady overnight instead of turning it down sharply.
For homes on a well, insulate the pressure tank and the wellhead, keep the well house closed, and make sure any heat source used there is rated for the space.
Add up the city and county charges first, then let an independent local plumber price the repair itself.

If a faucet gives only a trickle or nothing at all on a cold morning, a pipe feeding it is probably frozen. Open the faucet so water can flow as the ice melts. Apply gentle heat to the section you suspect, working from the faucet back toward the frozen area, with a hair dryer, a space heater kept well clear of anything flammable, or towels soaked in warm water.
Never use an open flame, a propane torch or a charcoal heater. They are fire and carbon monoxide hazards and can damage the pipe. If you cannot find or reach the frozen section, or if the pipe has visibly split, shut off the water at the main and call a plumber.
What does a burst pipe cost in water alone?
A burst line under full pressure can move a large volume quickly, and on City of Blue Ridge water every gallon that passes the meter is billed. Sewer customers pay the sewer volume rate on metered water too. The rates are below. If the burst pushes your month over 10,000 gallons, the water rate steps up to the higher block.
The leak estimator will turn a gallons figure into a dollar estimate. More important than the water, though, is the damage: soaked insulation, flooring, drywall and framing. Shutting off the water quickly limits both.
| Charge | Amount | Source |

| Water, 10,000 to 100,000 gallons, per 1,000 gallons | $8.64 | GEFA/UGA Blue Ridge 2025 rate sheet |

How do I shut off water when a pipe bursts?
On city water, close the main shutoff where the line enters the house. If you cannot, the curb stop at the meter will shut off the property, though it usually needs a meter key, and the City of Blue Ridge utility office handles meter-side problems. On a well, turn off the pump's breaker and close the valve after the pressure tank, then open a low faucet to drain the remaining pressure.
Turn off power or gas to the water heater if the hot side is affected. Then move belongings out of the water, take photos for insurance, and start drying the area.
What should I ask the plumber after a freeze?
Ask the plumber to check the whole run that froze, not just the visible split; freezes often weaken a pipe in more than one spot. Ask whether the repair is a patch or a replacement section, what material they will use, and whether rerouting or insulating the line would prevent a repeat.
If the repair involves replacing a section of pipe or a water heater, ask whether a permit is needed. Inside city limits, the City of Blue Ridge Trade Permit covers plumbing work; in the county, the Fannin County Building Department handles permits.
How do I protect an empty cabin over the winter?
An empty cabin has no one to notice a problem. Decide whether to keep the cabin heated or to drain the system. A heated cabin needs a reliable heat source, a thermostat set high enough to keep the crawl space and walls above freezing, and ideally a remote temperature alert. A drained cabin needs the water off at the main, every faucet opened, the water heater off and drained, and the traps protected with a non-toxic antifreeze made for plumbing.
The cabin plumbing guide has a fuller checklist for owners and property managers, including what to tell cleaners and guests.
Does insurance cover a frozen pipe?
That depends on your policy and on the circumstances, including whether reasonable steps were taken to keep the home heated or drained. Read your policy and talk to your agent before winter, especially for a second home or rental. After a burst, take photos and keep receipts and the plumber's invoice; your insurer will ask for them.
If water reached the electrical system, keep clear of it and have an electrician check it before restoring power to the affected area.

Should I let faucets drip on cold nights?
A slow drip on a faucet fed by the coldest run relieves pressure and can prevent a burst.
Can I use a torch to thaw a pipe?
No. Open flames are fire and carbon monoxide hazards. Use gentle heat such as a hair dryer.
Who fixes a frozen meter?
The meter belongs to the utility. Contact the City of Blue Ridge utility office.
