EMERGENCY STEPS

Plumbing Emergency in Blue Ridge, GA? Do These Things First

The first ten minutes of a burst pipe, a backed-up drain or a failed water heater in a Blue Ridge home or Fannin County cabin.

Public utility rates and government fees, not plumber prices.

What is the first thing to do when water is pouring out?

Stop the water. In a house on City of Blue Ridge water, the main shutoff is usually where the service line enters the house: in a basement, a crawl space, a utility closet or near the water heater. Turn it clockwise until it stops. If the valve is seized or you cannot find it, the curb stop at the meter box near the street will shut off the whole property, though it often needs a meter key.

On a well, turn off the breaker for the well pump first, then close the valve after the pressure tank. The pressure tank holds water under pressure, so a leak will keep running for a minute or two after the pump stops. Opening a faucet at the lowest point in the house drains the remaining pressure and slows the leak.

Next, deal with the water heater. If the leak is anywhere on the hot side, or the tank itself is leaking, turn off the power at the breaker for an electric unit or turn the gas valve to pilot or off for a gas unit. A tank heating with no water coming in can be damaged quickly.

Who do I call if the leak is on the city's side of the meter?

The City of Blue Ridge Utility Department handles water and sewer for the city and parts of Fannin County, and its utilities page lists reporting a leak among the services its customer service staff handle. A leak between the meter and the street main, or at the meter itself, is normally the utility's to fix. A leak between the meter and your house is normally yours.

If you see water bubbling up near the meter box, at the street, or in a neighbor's yard on the same line, call the utility office before you call a plumber. If you cannot tell which side of the meter the leak is on, close your house shutoff and watch the meter dial. If it keeps moving with your house valve closed, the leak is between the meter and your valve.

Add up the city and county charges first, then let an independent local plumber price the repair itself.

What does an hour of running water cost on a Blue Ridge bill?

Water that escapes after the meter is billed at the city's published rates, and for sewer customers it is billed again as sewer. The table below shows the rates the city filed with the state rate survey. The base charges do not change with a leak; the volume charges do.

A split supply line under full pressure can move several gallons a minute. Even a short emergency can put thousands of extra gallons through the meter, and if it pushes your month over 10,000 gallons, the water rate steps up to the higher block. The leak cost estimator does the math for a specific leak.

After the repair, keep the plumber's invoice. Utilities commonly ask for proof of a repair before they will consider any adjustment to a bill, and an invoice with the date and the location of the leak makes that conversation easier.

What do I do about a sewer backup?

Stop using water. Every flush, shower or load of laundry adds to the backup. If sewage is coming up through a floor drain or the lowest toilet, keep people and pets away from it and do not try to clean it with bare hands.

On City of Blue Ridge sewer, the question is whether the blockage is in your service line or in the city main. If neighbors on the same street are having trouble at the same time, the main is more likely, and the utility office should hear about it first. If it is only your house, the blockage is usually in your line between the house and the main, which is your responsibility and a plumber's job.

On a septic system, a backup can mean a clogged line from the house to the tank, a full tank that needs pumping, or a drain field that has stopped accepting water. A plumber can clear the house line. If the tank or field is the problem, the repair may need a Fannin County Environmental Health permit; the septic repair guide explains when.

What should I tell the plumber when I call?

Give them the facts that change the job. Are you inside Blue Ridge city limits, or out in the county? City water or a well? City sewer or a septic tank? Roughly how old is the house, and do you know what the pipes are made of? Is anyone living there, or is it a cabin you are managing from out of town? Is the water off now?

Ask how they charge for an emergency call: whether there is a trip charge, a minimum, or a different rate at night and on weekends, and whether the first visit is to stop the damage or to make the full repair. In the mountains, ask whether the drive to your property changes the price. Those are fair questions, and a plumber who answers them plainly is easier to work with.

Does an emergency repair need a permit?

Many emergency repairs, like fixing a leaking joint or clearing a drain, are not permitted work. Replacing a section of pipe, a water heater, or a sewer line usually is. In the city, permits go through the Blue Ridge Planning and Zoning trade permit application; in the county, through the Fannin County Building Department. The plumber normally pulls the permit, and it is fair to ask whether one is needed and whether it is included in the price.

If the emergency involves a septic tank or drain field, the permit comes from Fannin County Environmental Health instead. The residential system repair fee is in that office's published fee schedule; see the septic permit guide.

How do I keep this from happening again?

Most plumbing emergencies in this area come from a few causes: freezing, aging water heaters, failed supply hoses on washing machines and toilets, and roots in old sewer lines. Insulate exposed pipes in crawl spaces, replace rubber washing machine hoses with braided ones, know your water heater's age, and keep a sewer cleanout accessible.

For cabins and second homes, a shutoff plan matters most. Read the frozen pipe guide and the cabin plumbing guide before the first hard freeze, not after.

Short answers for Blue Ridge homeowners

Can I shut off water at the meter myself?

The curb stop at the meter usually needs a meter key and belongs to the utility. Use your house shutoff first; call the City of Blue Ridge utility office if you need the meter turned off.

Will the city adjust my bill after an emergency leak?

Ask the utility office. Keep the repair invoice; utilities commonly want proof of repair before considering an adjustment.

Is a sewer backup the city's problem or mine?

It depends where the blockage is. If neighbors are affected too, report it to the utility. If only your house is affected, the blockage is usually in your service line.
